The Magnolia neighborhood of Seattle is close to the bustling, energetic Queen Anne and Fremont neighborhoods, but offers a quieter lifestyle minutes away from downtown Seattle. Public transportation to downtown is within a block.The Discovery is located on a quiet cul-de-sac with a ravine at it's backyard. Many residences have outlooks to the ravine and garden, affording a quiet retreat close to the downtown core. Each unit has a washer/dryer and dishwasher, along with all other typical appliances. Photos shown are representative of a unit and may not be of actual unit advertised. All units have the same basic amenities. Our screening criteria includes the following: • Favorable rental history of at least 6 months and favorable references from current and prior landlords. • Gross income must be at least 3 times the rental amount or cash reserves equal to at least 6 months rent amount and verified by applicant providing a copy of a bank statement demonstrating such cash reserves. You may include alternative sources of income as defined in SMC 14.08. Except in cases of rental housing subsidies falling within SMC 14.080.0404()F), income that does not meet this threshold results in a denial of the application. In cases where applicants receive rental housing subsidies, the subsidy will limit the income requirement to the non-subsidized remainder of rent. • Any criminal history will be reviewed on a case by case bases. • All credit ratings must be favorable with no adverse negative credit history, including late payments, collections or judgments, or rental evictions.
